What is a home inspection?
A home inspection is a non-invasive visual inspection of the property, performed for a fee, to report on the overall condition of the property at the time of the inspection.
A home inspection identifies maintenence issues, visible deficiencies, major home defects, or signs there of; while still having respect for home owners and their property.
This information then gets transfered to a written report, along with the appropriate recommendations, to assist the client in making an informed decision.
Home inspections can only reduce the risk in a real estate transaction, but cannot eliminate that risk, as hidden or latent defects cannot be seen.

What is Inspected?

-Roof: covering, flashings, roof penetrations, gutters and downspouts
-Grounds: trees, shrubs, retaining walls, walkways, driveways, general grading and drainnage around home
-Exterior: cladding, doors, windows, flashings, steps, decks, railings
-HVAC: (heating, ventilation, air conditioning)
-Electrical: incoming service, meter box, service panel, and receptacles
-Plumbing: visible potions of supply and waste plumbing pipes, water heater, plumbing fixtures, note locations of shut off valves, and clean outs
-Structural: Foundation, support posts, floor joists, wall framing(if visible), roof framing
-Insulation and Ventilation: attic ventilation, crawlspace ventilation, vent fans, insulation (if visible)
-Interior: walls, ceilings, floors, trim, doors, windows, cabinets
-Garages: inspected in a similar maner
